Real estate and construction in Taraba State is a hands-on business: agents showing plots in Jalingo, contractors putting up houses and compounds, developers laying out small estates, and property managers looking after other people’s rentals. Whichever side of the trade you are on, a registered name gives your work an identity that buyers, landlords, suppliers and banks can recognise. Onelove Business Ventures is a CAC-accredited agent, and we deal with the name search, the application and the certificate for businesses anywhere in Taraba, from Jalingo to Wukari to Gembu. Your first move is one WhatsApp message carrying your business name; we handle the checks, the filing and the chasing from there.
Land, Property and the State’s Own Offices
Anyone who deals in land or buildings in Taraba will sooner or later deal with the state’s land agencies. The Taraba State Geographic Information Service (TAGIS), based at the State Secretariat Complex in Jalingo, is described as the body responsible for land documentation, mapping and geospatial services. It keeps a digital land registry and handles the issue of Certificates of Occupancy and land titles. Separately, the state’s Bureau of Lands and Survey, at Government House in Jalingo, lists land registration and titling, land-use permits and land dispute resolution among its services. A TAGIS guide published on the state government’s website also walks applicants through surveying, deeds and payments on the way to a Certificate of Occupancy.
None of that is handled by CAC, and a business name does not replace any land document. What a registered name does is give you a proper identity for the commercial side: the agent’s commission receipts, the contractor’s invoices, the developer’s dealings with buyers and banks. In practice the order is simple: register the business name first, then work through titles, permits and approvals for each plot or project.

The ₦35,500 is one payment for a Taraba real estate or construction business. CAC’s filing fee and our service fee are both inside it, so nothing extra turns up once you have paid. If you would rather begin as a company, a Limited Liability Company is ₦65,500, also all-inclusive.
- Business name availability search
- Business name reservation
- Completion and submission of the CAC Business Name application
- CAC government filing/processing fee
- Your Certificate of Registration (soft copy)

- A CAC Status Report confirming your business is active on the public register
Business Name vs. Limited Liability Company
| Business Name | Limited Liability Company | |
|---|---|---|
| All-inclusive cost | ₦35,500 | ₦65,500 |
| Personal liability protection | No | Yes |
| Documents received | Certificate + Status Report + TIN | Certificate + Status Report + Memart + TIN |
| Best for | Estate agents, small contractors, renovation crews and property managers working under their own name | Developers who hold land or buildings, contractors chasing larger jobs, and businesses with partners or investors |
For many agents, small contractors and property managers, a Business Name is enough to invoice clients, receive payments and open an account. There is one point worth understanding before you choose, though. A Business Name is not a separate legal person, so land or buildings you buy are normally held in the owner’s own name and not in the business’s. If you expect the business itself to own property, take on partners, or carry the risk of larger building contracts, the Limited Liability Company is worth serious thought from the start. Many people begin with a Business Name for agency or contracting work and move up later.
Documents to Have Ready
- Two business names you would like, ranked by preference
- A valid ID: National ID (NIN), international passport or driver’s license
- One passport photograph
- Your business address in Taraba State, with the LGA stated
- A phone number and an email address
- A simple description of the business, such as “estate agency and property management” or “building construction and renovation”
- For a Limited Liability Company only: names, ID and details of each director and shareholder
The Registration Timeline
- Check name availability on CAC’s public search portal, which we take care of.
- Reserve the name once it is confirmed as available.
- Complete the application with your business, owner and Taraba address details.
- Upload your ID and passport photograph. A clear phone photo does the job.
- Pay the ₦35,500 filing fee, a single payment covering everything listed above.
- Receive your Certificate of Registration, TIN and Status Report, normally in 5–7 working days.
Past sending your details and making the single payment, nothing on this list needs you to lift a finger.
What Falls Outside This Registration
- Printed copies of your certificate. It arrives as a soft copy on WhatsApp, and any print shop can produce the hard copy.
- Land titles and Certificates of Occupancy, which go through the state’s land agencies, along with any land-use or development permits for a particular plot or project.
- Building plan approvals, development-control permits and occupancy approvals from the relevant state and local authorities for each site.
- SCUML registration. Dealers in real estate, estate developers, estate agents and estate surveyors are among the businesses treated as designated non-financial businesses under Nigeria’s anti-money-laundering rules, and they register with the Special Control Unit against Money Laundering. Apply only through SCUML’s official website. Your CAC certificate and TIN are among the documents that registration asks for.
- Professional registrations, if your work includes services such as property valuation, architectural design, engineering or building supervision. Bodies like ESVARBON, ARCON, COREN and CORBON register the professionals, and a business name does not stand in for that.
- Registration or pre-qualification for government and institutional contracts, which is handled separately by the procuring agencies.
- Environmental and site-safety requirements for building work.
- State and federal tax obligations that apply to property and construction, beyond the TIN that comes with this registration.
- Business bank account opening, done with your bank once the certificate is in your hands.
- Annual returns filing in later years, a small, separate step that we can also help with.

Keep Your Hours for the Site, Not the Portal
A foundation needs checking at dawn, a buyer wants to see a plot at four, the block supplier is not picking up, and a tenant has called about a leaking roof. Registration paperwork never feels urgent next to all that, and so it waits. Once the business has a certificate, your quotations, receipts and rent agreements can carry a registered name, and a bank or a larger client has something to verify. We take the CAC steps off your list so your time stays with the work.
Is This Right for Your Business?
Before you decide, here’s an honest look at who gets the most from our service:
- You are on site at dawn checking a foundation, showing a plot to a buyer in the afternoon and chasing suppliers by evening — and a registration portal is the last thing you want to open at night.
- You are heading from agent commissions and small renovation jobs towards developing a few houses, managing rentals for landlords or bidding for bigger building contracts, where clients, banks and partners expect a properly registered business.
- You want honest advice, not an upsell — if a Business Name covers your stage, that’s what we’ll recommend.
- You want things kept simple — your details, one payment, your certificate.
If that’s the kind of service you want, message us and we’ll begin.
Frequently Asked Questions
How much does CAC registration cost for a real estate or construction business in Taraba State? ₦35,500 all-inclusive for a Business Name, the same in every LGA. A Limited Liability Company is ₦65,500 all-inclusive.
What do I get for the ₦35,500? The name search and reservation, the completed CAC filing, the government fee, your Certificate of Registration as a soft copy on WhatsApp, a TIN and a CAC Status Report. You print the hard copy locally.
Is a Business Name enough for an estate agent or a building contractor? For many owner-run agencies and small contractors, yes. It gives you a registered name to trade and invoice under. Land titles, permits and approvals are separate.
Can a Business Name own land or buildings? A Business Name is not a separate legal person, so property is normally held in the owner’s own name. If you want the business itself to hold land or buildings, consider a Limited Liability Company.
Does CAC registration replace a Certificate of Occupancy or other land documents? No. Land documents come through the state’s land agencies, and CAC registration does not change that. It gives you the registered business name you operate under.
Does registering a business name make me a licensed estate surveyor, architect or engineer? No. Those professions are registered through their own bodies. CAC registration gives the business a legal name and does not qualify anyone as a professional.
Do real estate businesses need to register with SCUML? Estate agents, estate developers, real estate dealers and estate surveyors are among the businesses designated for SCUML registration. It is separate from CAC and done on SCUML’s official website, and your CAC certificate and TIN are among the documents it asks for.
Can I register an estate agency and a construction business under the same name? Yes. Describe the nature of business broadly, for example “estate agency, property management and building construction”.
Can I register a property management or rental business? Yes. Managing buildings, collecting rent and arranging repairs for owners can be registered like any other trade.
Will the certificate help me get contracts and clients? Larger clients, agencies and organisations often ask for proof of registration before awarding work or signing agreements, so the certificate is useful to have. Government contract registration is handled separately, and nothing here guarantees a contract.
Do you register businesses outside Jalingo? Yes. We register businesses across all 16 LGAs of Taraba State, including Wukari, Takum, Ibi, Gembu in Sardauna and Karim Lamido, at the same price and turnaround.
I work from home with no office. Can I still register? You need an address in Taraba State and its LGA for the application. Many agents and small contractors use their home or a base they work from; send us the address you want on the certificate.
Can I open a business bank account with the certificate? Yes. A CAC certificate is one of the main documents banks ask for, along with your ID and other details.
Is the TIN included? Yes. A Tax Identification Number is part of what you receive for the ₦35,500.
Do I have to file anything with CAC in later years? Registered businesses have annual returns to file. It is a small, separate step that we can help with when it falls due.
What if my proposed business name isn’t available? Send a backup name and we’ll check it right away. Having two or three options ready keeps things moving.
Can I move from a Business Name to a Limited Liability Company later? Yes. Many agents and contractors begin with a Business Name and convert once they take on partners, hold property or win bigger contracts. We can help with the conversion.
When does a Limited Liability Company make sense from day one? If you plan to hold land or buildings in the business, work with partners, take investor money or bid for larger construction work, the company route is worth considering from the start.
Are there extra charges after I pay the ₦35,500? No. The CAC filing fee and our service fee are both included, and the price you are quoted is the price you pay.
