Zamfara’s Land Records and Housing Estates
Two public developments shape how property business is done in Zamfara. In May 2021, the state government announced that all existing land titles were revoked and told owners to apply through the Zamfara Geographic Information System (ZAGIS) for electronic certificates of occupancy, with fresh applications also going through ZAGIS and ground rents to be paid when due. The stated aim was a secured database that banks could use to check titles offered as collateral. Policies like this can change, so ask the state’s land office what process applies to a plot today before you sell or buy.
On the housing side, a governor’s aide told the News Agency of Nigeria that three abandoned estates in Gusau, two at Daza and one at Tsauni, were to be completed and connected to roads, water, electricity and sanitation, with new estates and layouts also planned for 2025. We could not confirm how far those plans have progressed, so treat them as announced intentions rather than finished work. For an agent, builder or property manager, the point is practical: land titles, estates and layouts all involve paperwork, and a registered name on the agreements and invoices makes your side of it easier to verify.

Separate From This Registration
CAC registration gives your business a legal name. The items below come from other bodies and are arranged separately:
- Printed copies of your certificate. You receive a soft copy and print it locally.
- Land titles and consents. Certificates of occupancy and related approvals come from the state land authorities, not CAC.
- Building and planning approvals for each project, from the relevant state planning authority.
- Professional registration for individuals who need it, such as with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON), the Council of Registered Builders of Nigeria (CORBON), the Council for the Regulation of Engineering in Nigeria (COREN) or the Architects Registration Council of Nigeria (ARCON). These regulate people and their practice, and a business name does not replace them.
- Anti-money-laundering registration. Real estate dealers fall among the businesses that may need to register with the Special Control Unit against Money Laundering (SCUML). Confirm whether it applies to you.
- Contractor and procurement registration if you want to bid for government work, which has its own requirements at state and federal level.
- Insurance and site-safety arrangements for construction work.
- Tax obligations that apply to property and construction businesses, at state and federal level.
- Opening a business bank account, done with your chosen bank once your certificate is ready.
- Annual returns in later years, a small, separate step we can also handle for you.
The Full Breakdown of Your ₦35,500
One payment of ₦35,500 covers each of these for a Zamfara real estate or construction business:
- A check on whether your chosen business name is available
- Reservation of the name once it is cleared
- Completion and submission of your CAC Business Name application
- CAC’s government filing and processing fee
- Your Certificate of Registration (soft copy)
- Your Tax Identification Number (TIN)
- A CAC Status Report showing that your business is active on the public register
If you would rather register as a company, the same ground is covered at ₦65,500 all-inclusive, with a Memart added to the documents you receive.
Business Name or Limited Liability Company?
| Business Name | Limited Liability Company | |
|---|---|---|
| All-inclusive cost | ₦35,500 | ₦65,500 |
| Personal liability protection | No | Yes |
| Documents received | Certificate + Status Report + TIN | Certificate + Status Report + Memart + TIN |
| Best for | Individual agents, small contractors and property managers | Developers, larger contractors and firms with co-owners or bigger contracts |
An agent or small builder working alone can usually start with a Business Name, which gives you a legal name for agreements, receipts and banking. Property and construction often involve large sums, long payment cycles and other people’s money, so a Limited Liability Company becomes worth considering once the business takes on sizeable projects, brings in partners or needs to be kept separate from your personal assets.

You Know the Property; We Handle the Paperwork
Your reputation is made on site and at the viewing: a roof that doesn’t leak, a plot whose papers are in order, a tenant who is placed quickly, a landlord who gets a straight account of the rent. Between inspections, measurements, supplier calls and clients who want an answer today, registration is easy to keep postponing. Once your name is registered, it can appear on offer letters, agreements, invoices and bank forms, and you have a certificate to show a client who asks who they are dealing with.
A Good Match If…
Different business owners want different things from an agent — this is who we serve best:
- You’d rather not wrestle with CAC’s portal between site inspections, a client waiting for a viewing, or a supplier asking when the next delivery is due — the paperwork should not compete with the site.
- You’re aiming to move from selling a plot or building a single house to handling layouts, larger building jobs or rental properties for owners who want a registered name on the agreement.
- You value a straight answer over a sales pitch — if a Business Name is enough for where you are, we’ll tell you that, not upsell you into the LLC.
- You want things kept simple — your details, one payment, your certificate.
If that sounds like you, send your business name and we’ll get started.
Frequently Asked Questions
How much does CAC registration cost for a real estate or construction business in Zamfara State? A Business Name is ₦35,500 all-inclusive, whichever LGA you are in. A Limited Liability Company is ₦65,500 all-inclusive.
What do I get for the ₦35,500? The name search and reservation, the completed CAC filing, CAC’s government fee, your Certificate of Registration (soft copy), a TIN and a CAC Status Report.
Is a Business Name enough for an estate agent or a builder? For most individuals and small firms, yes. It gives you a legal name for agreements, receipts and banking. Larger developers, firms with partners and businesses chasing bigger contracts should consider a company.
Does CAC registration make me a licensed estate agent? No. It registers your business name. Professional registration for individuals, such as with ESVARBON, is separate and depends on your own qualifications.
Can I register if I only sell plots on behalf of owners? Yes. A land-agency or property-marketing business can be registered the same way as any other, and you can describe it in the nature-of-business line.
Can contractors and builders register too? Yes. Building, renovation, fencing and site-works businesses are registered in the same way.
Does registration let me bid for government contracts? Not by itself. Government work has its own registration and procurement requirements, which are separate from CAC.
Does CAC registration give me land titles or building approval? No. Certificates of occupancy and related land documents come from the state land authorities, and building approvals come from the relevant planning authority.
What is ZAGIS? The Zamfara Geographic Information System, through which the state announced in 2021 that land titles would be recertified and electronic certificates of occupancy issued. Policies can change, so confirm the current process with the state’s land office.
Do I need to register with SCUML? Real estate dealers are among the businesses that may need to register with the Special Control Unit against Money Laundering. Confirm whether it applies to your activities.
Do COREN, CORBON or ARCON registration replace CAC registration? No. Those bodies regulate individual professionals and their practice. CAC registration gives the business itself a legal name. They serve different purposes.
Can I register property agency and construction under one name? Yes, if you describe the business broadly. Each activity may still have its own professional or local requirements.
Which LGAs do you cover, and does the price change between them? We cover all 14, from Anka to Zurmi, at the same price, requirements and turnaround.
How long does it take? Usually 5–7 working days once your details and payment are in.
How will I receive my certificate? As a soft copy on WhatsApp. You print it locally whenever you need a hard copy.
Is the TIN included? Yes. The Tax Identification Number is part of what you receive for the ₦35,500.
What is the CAC Status Report? It is a document confirming that your business is active on CAC’s public register, which is useful when a client, partner or bank asks for proof.
What if my first-choice name is taken? Send another and we will check it straight away. Having a backup ready saves time.
How many names should I send? Two, ranked by preference, so that if the first is unavailable we can move to the second.
I work from home. Can I still register? You need a business address in Zamfara State and its LGA for the application. If you work from home, you can use that address.
Can I open a business bank account with the certificate? Yes. The certificate is one of the main documents banks ask for, along with your ID and other details.
Will a certificate help me win clients or contracts? Clients, landlords and organisations often ask for proof of registration before signing agreements or placing work, so the certificate is useful to have. It does not guarantee any sale, tenancy or contract.
Do I have to file anything with CAC in later years? Registered businesses file annual returns. It is a small, separate step that we can help with when it falls due.
Can I move from a Business Name to a Limited Liability Company later? Yes, and we can assist with the conversion when you are ready.
When does it make sense to start with a Limited Liability Company? If you have partners, plan to take on large building projects or housing schemes, or want the business kept apart from your personal assets, the company route is worth looking at from the start.
Does a Business Name protect my personal assets? No. A Business Name does not separate you from the business. A Limited Liability Company does.
Will there be extra charges after I pay? No. The ₦35,500 covers the filing and our fee together, and nothing is added later.
